Monaco Real Estate Market Holds Firm in 2025 as Transactions Increase
The Institut Monégasque de la Statistique et des Études Économiques (IMSEE) has released the latest edition of its Real Estate Observatory in the presence of Céline Caron-Dagioni, Government Counselor–Minister of Public Works, the Environment and Urban Planning, and Pierre-André Chiappori, Government Counselor–Minister of Finance and Economy.
493 Transactions in 2025
In 2025, Monaco’s real estate market recorded 493 transactions, representing a 5.8% increase compared with 2024.
The total value of sales and resales reached €5.9 billion, remaining stable at the exceptional level recorded the previous year.
A New Method for Calculating Price per Square Meter
During the presentation, IMSEE Director Alexandre Bubbio introduced a new methodology for estimating the price per square meter in the Principality.
“In the particularly dynamic context of Monaco’s real estate market, properties from newly completed buildings quickly enter the resale market and significantly impact observed price levels,” he explained.
As a result, the calculation method has been updated. It now incorporates:
-
Both new sales and resales
-
The construction period of properties
-
A linear regression statistical model applied to all transactions where surface area is known
This refined approach provides a more accurate and representative view of market prices.
Prices Remain at Exceptional Levels
Driven by the commercialization of high-end developments, the average price per square meter rose sharply in 2024, reaching €58,402, an increase of 14.8% compared to 2023.
In 2025, prices saw a slight correction of –1.4%, settling at €57,569 per square meter — still a historically high level for the Principality.
A Significant Methodological Advancement
Pierre-André Chiappori welcomed the completion of the interministerial work behind the 2025 Observatory.
He particularly praised the methodological improvements, which now allow for annual estimates of the average price per square meter by district and by decade of construction — offering greater transparency and precision in analyzing Monaco’s property market.
